The client’s objective sought to convert two derelict Edwardian buildings into cutting edge office space. In turn, the aim was to achieve headline rents.
Upon completion, the entire 90,000 sq. ft development was subsequently let to Amazon.
21 St James’s Square, London
Our brief was to create a prime Mayfair destination in a Grade 1 listed building, combining modern amenities with original character features to attract occupiers requiring a premium location.
Following completion, the building was fully let to two private equity companies.
Union House, London
Our challenge was to completely refurbish and create new mezzanine floor space within a 27,000 sq.ft former warehouse building, whilst the lower floor tenants remained in occupation.
The building was fully let within six months of completion.
Croxley Park, Watford
To support the repositioning of this asset as a primary business park destination, we created a new 10,000 sq.ft occupiers, amenity hub to provide health & wellbeing, leisure and event facilities for occupiers to enjoy.
The asset was successfully leased and sold within 12 months of completion.
The Ivy, Victoria Quarter, Leeds
To facilitate the letting to a leading restaurant operator, we combined three retail units across five floors of a Grade 1 listed building.
Close collaboration with the operator, planning and heritage consultants, enabled the operator’s requirements to be fully implemented within the project works, to ensure letting completion.
Deer Walk, Centre MK, Milton Keynes
Our brief was to create a ‘best in class’ customer visitor centre but within a Grade II listed building attached to the shopping centre, located beneath a bridge.
Despite the project complexities and multiple stakeholders due to the building’s location, the final product transformed the visitor experience and consistently receives exceptional feedback from customers.
Fontenoy Apartments, Liverpool
On behalf of specialist private equity funders in this sector, we led the construction of this new build, 200 room student accommodation block, providing market leading amenities and standard of accommodation.
The facility is now operated by the award-winning student accommodation operator, Collegiate.
Former House of Fraser, Highcross Leicester
A complete repurposing of a former department store, to create new, modern retail units and additional car parking.
The project enabled a number of pre-lets to leading retailers including Zara and JD Sports, with the programme adapted to facilitate early opening for Christmas trade.
Centre MK, Milton Keynes
The brief was to create an extension to the shopping centre with the same quality environment and customer experience, not merely build another multi-storey car park.
Despite the planning complexity, working with Leslie Jones Architects we delivered a new 5-storey, 1,400 space facility incorporating the highest quality finishes and latest technology integrated into the existing retail scheme.
